Report from Landmark Elevator Consultants January 4, 2011  This spells
out the condition of the elevators, what should be replaced/restored, and
responsibilities for accomplishing the retrofit. (Caution this is a large file)

In my report last night at the Board Meeting I failed to mention that when
the Fire Inspector is checking the Fire Alarm System they will also be
looking to see if each Unit has a Smoke Detector.  Each Unit had a
120Volt smoke dector installed at one time and it is up to the Unit Owner
to maintain this device.  If the unit is missing the inspection will fail. Please
make sure that your unit has a smoke dector and that it is working.

A special Board Meeting was held on Wed March 2nd to select a vendor
for our new Fire Alarm Systems.  It was
Advanced Fire and Security.
They will install a Voice system with a speaker instead of a horn in each
bedroom.  Announcements can then be provided by the Fire Department
in case of emergency. Click on the blue highlighted links for more

Prior to any Assment the Elevator specifications must be put out
to bid and a final bid must be accepted.  Then a total price can be

Broward County has issued our Variance and it is good until after the proposed completion date of
the Elevator Project.  They have issued operating Permits for each car.   With this variance they will
wait until the new equipment is installed and we will not be made to waste money  upgrading the old
equipment.  They will reinspect when the project is finished. 3/12/2011

Today we signed the contract with Advanced Fire Alarm Co to install
our new fire alarms.  They will commenc work as soon as they get
their permits., should be within a month.  4/7/2011
Some Unit owners have requested information as to why we must spend so much money on a new
Fire Alarm System and Elevators
.
A summary of some of the National Fire Prevention Code that pertains to our buildings has been provided for
your review.

The bids finally came back and the committee has selected the lowest bid for the Elevators.
This bid will be given to the Board at the next meeting for approvial.
Prices for the entire
project, Fire Alarms, Elevator Consultant, Elevator Replacement and performance
bonds are shown along with the computed Assessment.
These are the final numbers
that we have been waiting for.

The Bid was approved as was the Assessment on 5/24/11  Campbell Management will send
out all associated paper work.

Tentative schedule for the Elevators as follows:   Signed Contract hopefully by June. Order
Equipment to be manufactured.  Start on west elevator by Oct 2011.  This will take approx
12 weeks to complete.   Start on East Elevator.  Again 12 weeks for completion.
Start on Central Elevator last.  Finally this too will take about 12 weeks to complete.

In the mean time all of the elevators will be running with-out new interiors.  This will keep
interiors from being scratched during the installation phase., Only one Elevator at a time will
be taken out of service.   When all are completed the new interiors will be installed.  This will
only take a couple of days for each elevator.  When dates become available I will post 5/3/11.

West Elevator to be shut down for for a period
3 months starting January 16, 2012

The west elevator is well on its way for updating.  
All the new traction, control and electronic
equipment have been put in place in the elevator
control room.  Work progress on updating the rails,
doors, door frames, and cab interiors, masonary
and A/C installion.  1/21/12

The following was proposed at the Board Meeting of January 17, 2012
however the issue was put on hold until the new Board is installed in
Feburary.  Possible $$ savings up to $1500/year
